A 100% mortgage lets you borrow the full purchase price of the property, so you don't need a saved deposit. Instead of savings, the lender relies on a strong income, a clean credit history and — with Skipton — a proven rental track record.
You'll still need to cover the costs of buying: solicitor fees, surveys and moving costs. We'll give you a clear figure for these at your first consultation so you know exactly what cash you need.

Gable, April and Skipton Track Record
Gable's 100% mortgage assesses on income and affordability, suited to applicants with a strong, stable income and a clean credit file. It's available on standard homes and selected new builds.
April's 100% mortgage rewards you as you pay down the loan — your rate reduces as your loan-to-value improves over time, making it attractive for buyers who plan to overpay or move up the ladder.
Skipton's Track Record mortgage is built for first-time buyers who can prove they've paid rent on time for at least 12 months. Your rental history replaces the deposit, so a strong, consistent rent record is the key qualifier.
Who qualifies for a no-deposit mortgage
All three schemes require a clean credit history — missed payments, defaults or recent CCJs will usually rule you out, though we'll review your file honestly before ruling anything in or out.
You'll need a strong, provable income. Self-employed applicants can qualify with full accounts or two years of SA302 tax calculations, and we know which lenders assess self-employed income most fairly.
Skipton's Track Record additionally requires a 12-month rental payment history and that you're a first-time buyer. Gable and April are also aimed at first-time buyers but assess on income rather than rent.
Using 100% mortgages on new builds
Gable and April's 100% schemes can be used on selected new build properties, opening no-deposit first-time buyers to new build stock — a rare combination that's ideal for buyers with good income but no deposit savings.
Because new builds carry stricter valuations, we check the lender is comfortable with the specific development before you reserve, and time the application to the build programme.
If a 100% scheme won't fit your chosen new build, we'll show you the lowest-deposit alternatives — often 5% — so you still have a clear path to the home.
